Relocating to Santa Clara County

Moving in from out of the area, often from another country, without buying in the wrong place.

Most valley relocations are job-driven, and that is a trap

People relocating here usually have an office address and start there. That is reasonable and it is incomplete, because the valley's cities differ enormously in character, price and housing stock while all being a similar drive from most employers.

I moved to the U.S. from Belarus in 2003 and a large part of my practice is Russian-speaking clients moving into exactly this county. That path is familiar to me.

If you have children, this decides it

School attendance boundaries drive the housing decision here more than any other single factor, and they are priced in.

If schools matter to you, that constraint should come first and the house second. Choosing a house you love outside the boundary you wanted is a hard thing to undo.

Confirm boundaries directly with the district rather than from listings, which are not always current.

Touring before you land

Video walkthroughs where I am in the house pointing at what listing photos hide, and an honest answer when a property is not worth your trip.

When you visit, the schedule shows you cities and neighborhoods as well as houses, because at this stage the area decision matters more than any individual property.

Moving from outside the United States

The financing path differs for non-residents and it needs a longer runway. Start that conversation before you are attached to a house.

All of it can happen in Russian. More on Santa Clara County and relocation.

The office address is only one constraint

A job-driven move creates a natural anchor, but Santa Clara County buyers often need to place three things on the same map. The office is one. A verified school attendance boundary may be another. The financing treatment of equity compensation can be the third. The right house has to fit all of them.

I start by separating needs from assumptions. If school assignment matters, the district confirms the address. If stock compensation supports the down payment or qualifying income, the lender confirms what can be used and when. A relocation package, offer letter or account balance does not answer those questions by itself.

Remote touring then focuses on the information that helps you compare unfamiliar areas and properties. I show the approach to the home, the immediate setting and the parts of the house that the listing photography avoids. I also explain why a nearby sale may belong to a different buyer market when an attendance boundary sits between them.

Renting first can be sensible when the area decision or financing path is still unclear. Buying can be sensible when the constraints have been confirmed and the search is stable. Relocation is easier when the job starts the map but does not control every other decision on it.

Frequently Asked Questions

Should I rent first in Silicon Valley?

Often yes for a year, especially if schools are a factor and you are not certain which city suits you. Renting in the wrong district costs far less than buying in it.

Do you work with buyers relocating from abroad?

Yes, including Russian-speaking clients. The financing path for non-residents differs and needs a longer runway, so start early.
