Valley listings are frequently priced to generate competition. Take the number literally and you will spend months confused about why everything sells over asking.

Build the offer file before the right house appears

Vesting, liquidity and tax questions belong with the lender and tax adviser early. The offer should never depend on money that is not available on the required timeline.
The property file starts with the school attendance boundary when that is part of your reason for buying. We verify it with the district, then compare the home with sales inside the same buyer market. A nearby sale across a boundary may explain the area, but it may not explain the value of the house you are considering.
Analytical buyers also make analytical sellers more comfortable. A clear pre-approval, understood disclosures and terms that match the seller's needs can strengthen an offer without turning every decision into a higher price.
