Relocating to the Bay Area

Moving in from out of the area, often from another country, without buying in the wrong place.

The map does not tell you what you need to know

Someone new here has no way of knowing that two towns twenty minutes apart can have completely different housing stock, different buyer pools and a forty-minute difference in a commute that looks identical on a map.

The Bay Area is not one market. It is a collection of micro-markets, and choosing the wrong one is an expensive mistake to undo.

I moved here from Belarus in 2003, so arriving into an unfamiliar system with a large financial decision in front of you is not something I have to imagine.

Which county actually fits

Before we look at houses we work out where you should be looking, which depends on where you will physically need to be, how often, and what you are willing to trade.

Santa Clara County puts you in Silicon Valley and prices accordingly. San Mateo County splits the difference between the city and the valley. Alameda County gives more house for the money with a bridge or a ferry involved. Contra Costa gives you the most space and the longest drive. San Francisco is its own calculation entirely.

Touring before you land

Most relocating buyers cannot fly out for every showing. We do video walkthroughs where I am in the house pointing at the things a listing photo hides, and I will tell you honestly when something is not worth your trip.

When you do visit, the schedule is built to be efficient rather than exhausting, and to show you neighborhoods as well as houses.

Timing it around a job start

A start date creates a hard deadline, and hard deadlines get expensive if nobody plans for them. We work backwards from it, including whether renting first is the smarter opening move. Sometimes it is, and I will say so even though it delays my involvement.

If you are moving from outside the United States, the financing path is different and it needs to start earlier. That conversation should happen before you are attached to a house.

A useful shortlist explains the trade, not just the address

San Francisco belongs on the shortlist when city life itself is the priority, but the block, hills, parking, fog and ownership structure all need direct review. San Mateo County belongs when access to San Francisco and Silicon Valley matters, with a separate decision between its bay side and coast side.

Santa Clara County is often the job-driven choice. School attendance boundaries and the financing treatment of equity compensation can shape the search before the house does. Alameda County offers several subregions with different combinations of BART, ferry and freeway access. Contra Costa offers the broadest space-for-commute trade and requires an honest look at BART, inland heat and any special assessment tied to the parcel.

I do not reduce those differences to commute estimates or a county price ranking. Both can change and neither tells you how the household works. We test your actual route, confirm fixed property facts and visit the setting in the conditions you will live with.

The shortlist is ready when you can explain why each county remains and what you would give up by choosing it. At that point remote tours become useful because they are comparing homes inside a decision that already makes sense.

Frequently Asked Questions

Should I rent first or buy straight away?

It depends on how certain you are about the job, the area and your timeline. Renting for a year in the wrong neighborhood costs far less than buying in it. I will give you a straight answer for your situation.

Can you help before I move?

Yes, and earlier is better. Most of the useful work happens before you arrive: narrowing the area, getting financing organised, and understanding what your budget actually buys where.

Do you work with international buyers?

Yes, including Russian-speaking clients moving from abroad. The financing path differs for non-residents and needs a longer runway, so start those conversations early.
