Relocating to Alameda County
Moving in from out of the area, often from another country, without buying in the wrong place.
Why people relocating end up looking here
Alameda County is frequently the answer for people who need Bay Area access without San Francisco or Silicon Valley pricing. You get more house, and you pay for it in crossings.
I moved here from Belarus in 2003, so arriving into an unfamiliar system with a major financial decision in front of you is not something I have to imagine.
The county is not one decision
Alameda the island is small-town, Victorian and craftsman, with a ferry. Oakland and Berkeley are urban with their own distinct neighborhoods. Fremont sits at the southern end with easy valley access. The Tri-Valley, meaning Dublin, Pleasanton and Livermore, is a different world again: newer, more suburban, further out.
Someone new here has no way of knowing that, and choosing wrong is expensive to undo. Narrowing to the right two or three is the first job.
Touring before you land
Most relocating buyers cannot fly out for every showing. We do video walkthroughs where I am in the house pointing at what the listing photos hide, and I will tell you honestly when a property is not worth your trip.
When you do visit, the schedule shows you neighborhoods as well as houses, because at this stage the area decision matters more than any individual property.
Job start dates and renting first
A start date is a hard deadline and hard deadlines get expensive. We work backwards from it, including whether renting for a year is the smarter opening move. Sometimes it is, and I will say so even though it delays my involvement.
If you are moving from outside the United States, the financing path differs and needs a longer runway. Start that conversation before you are attached to a house. More on Alameda County and on relocation generally.
Frequently Asked Questions
Should I rent first in Alameda County?
Often yes, for a year, if you are not certain which part of the county suits you. Renting in the wrong neighborhood costs far less than buying in it.
Can you help before I arrive?
Yes, and earlier is better. Narrowing the area, organising financing and understanding what your budget buys where are all things that happen before you land.

Kate's home county. She lives in Alameda and has worked this side of the bay since 2006.
Alameda County covers a lot of very different markets. The island city of Alameda behaves nothing like Fremont, and Fremont behaves nothing like Berkeley.
