Silicon Valley, where the boundary matters more than the square footage

Santa Clara County is where a great deal of my Russian-speaking tech clientele is buying, and it is the county where the same house on two different streets sells for very different numbers.

School attendance boundaries do more work here than almost any physical feature of a property. Buyers know this, they search on it, and it is priced in. A house that sits just outside a sought-after boundary competes in a different market from the one across the road, regardless of what it looks like.

Buying in the valley

The buyer pool here is heavily dual-income tech, which produces two effects. Competition is strong for anything well presented, and buyers are analytical, so a well prepared listing with real information does disproportionately well.

For buyers, the thing to internalise early is that the list price is a strategy. Valley listings are frequently priced to generate competition. If you filter on list price and stop there, you will spend months confused about why everything sells over.

Before you write an offer I tell you what I think the house actually trades at, and we build the terms to match: deposit, contingency lengths, closing date. In a competitive situation those often matter more than the final number on the price.

Selling in the valley

An analytical buyer pool rewards a listing that gives them real information: proper photography, a floor plan they can actually read, a 3D walkthrough, and disclosures ready rather than promised.
