San Mateo County is priced the way it is because you can reach San Francisco at one end and Silicon Valley at the other. That is the whole proposition, and it is why the Peninsula holds value.

Decide bay side or coast side before you tour
The bay side along the 101 corridor is the commuter Peninsula: freeway access, Caltrain, and pricing that reflects both. The coast side over the hill through Pacifica and Half Moon Bay has a different climate, a different pace and a different buyer.
Two homes at a similar price in the same county can be entirely different propositions. Working out which you actually want, before you spend weekends touring both, saves months.
The list price is a strategy
Peninsula listings are frequently priced to generate competition. Take the number literally and you will either chase an aspirational listing or skip the one you could have won.
On anything serious I pull what actually sold nearby and tell you where I think it trades, then we build terms to match. In a competitive situation the deposit, the contingency lengths and the closing date often matter more than the final number on the price.

Choose the route before the house
A Peninsula search becomes clearer when you start with the trips that repeat. On the bay side, a home can connect to the 101 corridor, Caltrain, or both. The value of station access depends on whether your destination also works from the train. If it does not, the map can overstate the benefit.
The coast side asks a different question. You are choosing a coastal climate and a trip over the hills in exchange for a different pace and housing choice. It should not be treated as the bay side at a lower asking price. Visit in the conditions you will actually live with and test the route you will actually use.
Once the geography is right, I compare homes inside the buyer pool that belongs to it. A bay-side property aimed at commuters should not be valued from a coast-side sale simply because the county and square footage match. The reverse is also true. The likely resale buyer is part of the purchase decision from the start.
San Mateo County earns its pricing from access to San Francisco and Silicon Valley. Your home does not need to serve both equally, but you should know which access you are buying and why. That answer keeps an attractive house from pulling you into the wrong version of the Peninsula.
