Separate the income problem from the property position

A layoff or a change in expected stock compensation can make the monthly situation urgent without making the property underwater. Those are different problems. The first step is a defensible valuation built from the buyer market for the exact address.

School attendance boundaries can make a nearby sale a poor comparable in Santa Clara County. If the boundary contributes to demand, it is verified with the district and reflected in the buyer pool. I do not use a higher sale across the line to make the equity look better, and I do not ignore a supported boundary simply because an automated estimate missed it.
