Selling Your Home in Marin County
Before choosing a listing date, find out which local checks apply to your address. Fire inspections, sewer requirements and septic records can introduce work that belongs in the schedule before photography and showings.

Check fire inspection requirements by address
Marin County's AB-38 guidance explains the defensible-space inspection requirements for sales in High or Very High Fire Hazard Severity Zones. Use its property lookup and confirm the applicable steps with the responsible fire agency.
The County also notes that some local fire jurisdictions conduct resale inspections beyond AB-38 requirements. A result outside an AB-38 zone is not the end of the check. Ask the local fire jurisdiction or town whether another resale inspection applies.
Keep the inspection documents and any follow-up work together. We can account for that work when discussing the listing schedule rather than treating it as an unexpected item later.
Identify the sewer authority or septic system
For a sewer-connected home, confirm which agency handles the property's lateral requirements. A county name or mailing address does not tell us the whole process.
For example, the Sausalito-Marin City Sanitary District publishes inspection requirements for home sales and distinguishes its collection system from those maintained by the City of Sausalito and Tamalpais Community Services District. Confirm the inspection, documentation and any corrective-work requirements with the agency responsible for your address. Do not apply one district's rules to all of Marin.
If the home uses septic, gather the system's records and available maintenance or evaluation reports. Marin Environmental Health Services provides a records archive, professional resources and a residential inspection form for evaluations, including real estate sales. Ask what needs review for your system rather than assuming every sale requires the same work.
Put the findings into your sale plan
Send me the address, your possible timing and any inspection or system records you already have. We can separate items needing agency or specialist review from optional presentation work.
The main selling guide covers pricing, preparation and marketing. For the pricing discussion, start with a Marin home value review.
