Southern Marin
Sausalito, Mill Valley, Tiburon
Compare Golden Gate access, local roads and any ferry option. A bayfront setting and a wooded hillside create different maintenance questions.

Marin County home buying can start with a view of the water or a house under the trees. But would the same property work on a wet Tuesday when you need to leave early? The route to work, the slope of the driveway and the way the house handles weather deserve as much attention as the view.
Marin sits north of San Francisco across the Golden Gate Bridge. Sausalito, Mill Valley and Tiburon are not interchangeable with San Rafael, Novato or the communities of West Marin. Even within one town, a hillside address and a home near the town center can create different routines.
I'm Kate Fomina, broker and founder of Crypton Realty. I help you compare what a Marin purchase would mean in practice: the property you can buy, the questions its records raise and the trips you would make after moving in. You don't need to choose a town before we talk.
Plan my Marin home search
Use these as starting points, not rankings. Each area contains different streets, property types and levels of access. A town name cannot tell you whether a particular driveway is manageable or whether the bus stop is practical from the front door.
Choose the routine you need to test
Southern Marin
Compare Golden Gate access, local roads and any ferry option. A bayfront setting and a wooded hillside create different maintenance questions.
Central corridor
Test the connection to US 101, Larkspur ferry or SMART where relevant. Include the trip from the house to the station or terminal.
Inland towns
Compare local street access, sun exposure and the route back to your regular destinations. Do not assume every inland address has the same climate.
West Marin
Check the actual route to services, utility arrangements and septic records if applicable. Confirm the permit jurisdiction before planning changes.
Marin County: the home and the life around it

A San Francisco trip might use the Golden Gate Bridge, a bus or a ferry. An East Bay destination may point you toward the Richmond-San Rafael Bridge instead. A South Bay office needs a full-route test, not an estimate based on the first bridge crossing.
The Golden Gate system maps show bus and ferry connections. Larkspur, Sausalito and Tiburon have ferry routes, but their usefulness depends on the sailing you can catch and where you go after arrival. SMART is another option to investigate along its corridor. Transfers, parking and the walk at each end belong in the comparison.
The Marin relocation guide turns those choices into a route worksheet. If the other side of a bridge is still in contention, compare San Francisco and Contra Costa County before narrowing the search.
Coastal fog, shaded hillside streets and inland afternoon sun do not feel the same. The National Park Service describes the contrast between coastal conditions around Point Reyes and more sheltered inland areas in its local weather guidance. That is regional context, not a forecast for every Marin house.
At a showing, look at which rooms receive light and when. Check ventilation, heating and cooling rather than assuming the county's reputation answers the question. A deck that looks inviting in a photograph might be shaded when you would use it. If the choice depends on outdoor space, visit at that time of day.
Hillside and lower-lying properties also raise different questions. Use Marin's hazard maps to start your review. The map, the inspection findings and the insurance quote serve different purposes. None replaces the others.
The Marin home-buying guide covers site condition, permits and ownership costs. If this is your first purchase, start with first-time buying in Marin, including how to investigate restricted-price ownership programs without assuming you qualify.
If you already own, the Marin trading-up guide focuses on whether the next home solves the limitations of the current one. For a rental purchase, use Marin investment property to separate city rules, existing income and proposed future uses.
School assignment, when relevant to your purchase, should be confirmed directly with the district for the address. Permit and rental questions also need the correct jurisdiction. Marin County explains the difference between city and unincorporated county responsibilities. A mailing address alone is not enough to settle that.
Tell me what would make a Marin home work for you. Bring the destinations you need to reach and the features you would use every day. We can build the search around those requirements.

Start with the destinations and property features you need. Compare a small number of actual routes and homes before deciding between southern Marin, the central corridor, inland towns or West Marin.
No. Coastal conditions, hillside exposure and inland weather differ. Visit the property at the times you expect to use its rooms and outdoor spaces instead of assigning one climate to the county.
Golden Gate buses and ferries may offer an alternative, depending on your address and destination. Check current schedules, terminal access, transfers and the return trip before relying on a route.
