How a short sale runs
The lender agrees to accept less than the balance owed. It requires their approval and runs on their timeline, which is slower than a standard transaction.
Buyers must be told that up front. One expecting a thirty day close who discovers a four month one walks away, and managing that expectation is most of why these close.

The equity check must stay on the correct side of the county
A fast online estimate can be especially misleading in San Mateo County because bay-side and coast-side homes do not share one buyer pool. A county average may combine commuter access along the 101 corridor with coastal properties whose climate, pace and route are different. That is not a safe basis for deciding whether you have equity.
I start with sales that a buyer for your address would genuinely have considered. For a bay-side property, Caltrain and access to the two job centers can shape that set. For a coast-side property, the comparison stays with homes that carry the same coastal trade. The goal is not to produce the highest number. It is to establish a number you can use while time matters.
If a normal sale is possible, the buyer still needs to be identified correctly. A commuter property and a coastal property require different positioning. Clear disclosures, a realistic timeline and accurate local marketing can protect the options that remain without promising an outcome.
If the valuation shows a short sale may be necessary, the lender and the appropriate legal or financial advisers take their roles. My role is to make sure the real estate side begins with the right market, not with a county-wide guess that sends the plan in the wrong direction.
