Why it works

Attention is something you create. A home gets exactly one first week, and the market's verdict on that week sets the ceiling for everything that follows. Most agents list, wait, and react to whatever shows up. The demand is treated as weather. It is not weather. It is manufactured, and it is manufactured before launch day rather than after it.

The 5 stages

  1. Buyer targeting and positioning

    Identify the exact buyer most likely to pay the most for this specific home, then position the home for that buyer rather than for everyone. A house marketed to everybody is marketed to nobody, and in a market this segmented the difference is measured in offers.

  2. Pre-market conditioning

    Warm the market through video, social, and direct network outreach before the home goes live. By launch day the right buyers have already seen the property and have already decided whether they want it.

  3. Coordinated launch

    Everything hits at once during the critical first 7 to 10 days. Photography, video, the listing, the ads, the open house, and the outreach all land together instead of trickling out over three weeks while the listing goes stale.

  4. Digital amplification

    Targeted paid and organic distribution beyond the MLS, aimed at the buyer profile identified in stage one. The MLS reaches agents. This reaches the people who will actually live there.

  5. Intentional offer strategy and negotiation

    Structure the offer process to create competition and improve terms, not just price. Timing, communication with buyer agents, and how offers are invited all change the outcome.
